How do I change my account email?
Easy! Email us at info@vicstrataco.com.au with your name, your property address, and any changes to your delivery preferences and we do the rest! We've also created a helpful online form just for this purpose - Click Here
How does billing work?
Most Owners Corporation invoice for budget contributions on a quarterly basis. Each quarter, you will receive an invoice (in advance of the due date) for contributions covering the next quarterly period. Some Owners Corporation invoice monthly and some invoice annually but these instances are quite rare.
Your invoice will be sent to the postal or email address you have nominated as your delivery preference. Your invoice is calculated by your share of the total annual budget approved by your Owners Corporation.
*Please consider nominating your delivery preference as email. Not only does this help our awesome environment, but it means you will receive your bill immediately with lots of advanced notice. Plus, there's no chance of the invoice getting lost by the postie!
Can other info be added to an invoice?
Your Levy Invoice includes details of your Owners Corporation, your individual lot liability, and a number of options available to help you make payment by the due date. Some Owners Corporations are registered for GST and as a result, the levy invoices will list a GST component. If you are unsure that the details on your invoice are correct, email us or give us a call so we can assist!

I have a complaint about my neighbour, what should I do?
Living in an Owners Corporation can be very different to living in a stand-alone home. It's not uncommon for residents in Owners Corporations to have much more exposure to their neighbours than normal and for this reason, we always encourage open and considered dialogue. Not just with your manager, but with your neighbours too. A noise or an activity that your neighbours are used to may be very unusal to you so it is important to create friendly dialogue while getting to know your neighbours. This will assist in understanding each others habits, as well as understanding what might disrupt or bother your neighbours.
If you are unsure of how to raise an issue with your neighbour, or, if you are certain a neighbour is doing something they legally/lawfully shouldn't be doing, reach out to one of our team members today to chat about what you can do, or how we can help.
My Owners Corporation has a management contract for a further 12+ months. Can we exit our contract early?
The short answer is "yes".
If you are unhappy with your manager/management, and you feel you have reasonable evidence to demonstrate that your manager has failed to execute their contractual duties, then you may have justifiable cause to exit your management contract early. If this is the case, talk to one of our team members today about your experiences and how we can help.
There must be a fair and justifiable reason to exit a management contract before the agreed contract end date. Sometimes, an Owners Corporation may be required to negotiate out of an existing management contract term if there has been no discernable failure in service/duty provision under the agreed contract terms.
If you, or your Owners Corporation are unhappy with your manager/management, be diligent and take the first step to speak to your manager about your concerns in a constructive manner.
